In general terms, the purpose of the Development Regulations Amendment No 2, 2003 is to accommodate convenience stores on a developed residential lot.

Section 7(2) of the said Act, all that piece or parcel of Crown Land situated within fifteen metres of the waters of Nipper’s Harbour, in the Electoral District of Baie Verte, Newfoundland and Labrador, for the purpose of a boat house and being more particularly described as follows: Bounded on the North by Route 415 for a distance of 56.36 m; Bounded on the East by Crown Land for a distance of 48.03 m; Bounded on the South by Small Pond for a distance of 54.04 m; Bounded on the West by Crown Land for a distance of 22.22 m; and containing an area of approximately 2657 square metres.
